Who pays our rent during construction?+
SJK Buildcon bears the full cost of transit accommodation allowance (TAA) for the entire construction period. This amount is agreed upfront, stated in the development agreement, and secured via bank guarantee.
Will we receive a larger apartment in the new building?+
Yes. Existing members receive new apartments with enhanced carpet area — typically 20–35% larger than their current home — at no additional cost. The exact enhancement is detailed in the development agreement.
How long does the entire process take?+
From initial approach to final possession, the total timeline typically ranges from 3 to 5 years, depending on building complexity, approval timelines, and construction size. A detailed timeline is provided during the feasibility stage.
Can our society appoint independent advisors?+
Absolutely — and we encourage it. Appointing an independent legal advisor and/or PMC is entirely appropriate. We welcome independent scrutiny as it reflects our commitment to full transparency.
What is a bank guarantee and why does it matter?+
A bank guarantee is issued by a bank on behalf of the developer, assuring the society that transit rent and construction commitments will be honoured. If the developer defaults, the society can invoke the guarantee. SJK Buildcon provides this as standard protection for all society members.
